Q I let my home in Yorkshire on a six-month tenancy agreement, which expires
next week; the tenants have been given three months' notice to vacate. The
estate agent tells me that the local council advised the tenants to “stay
put” until legal action is taken. Meanwhile, my daughter and I will be
homeless. What is the quickest way to resolve this and to reclaim costs?

Downsizing used to mean selling a large-ish house and moving to something
smaller, probably in the countryside. But now the term can also imply
enforced relocation, long before retirement, opting for the bijou in a less
sought-after postcode, because you can no longer afford your mortgage
repayments. The accommodation at your new address may be less roomy, but
better that than being yet another repossession statistic.

Birmingham A penthouse defied the credit crunch to become the first
flat in the city to sell for £1,000,000. The 2,788 sq ft three-bedroomed
property, which is at the apex of the 25-storey Orion Building, offers views
across the West Midlands and was sold to an unnamed executive in his 30s,
topping the previous record for an apartment in the city by £125,000.
